Roofing costs in Warragul: what a 2026 quote is likely to cover

Roofing cost guide for Warragul homes in 2026: published price bands for repairs, restorations and re-roofs, what moves a quote, and how to compare two quotes.

Most roofing jobs in Warragul fall into one of eleven published price bands, from a written roof inspection at the low end to a full replacement of a single-storey roof at the top. The bands below come from two 2026 price guides, one for Melbourne and one for Victoria, so treat them as a starting point for budgeting and not as a quote for your house. The price on a Warragul job is set by the roof itself: its size, pitch, height, material and what turns up once someone is up there.

What do common roofing jobs cost in 2026?

The table lists every band this site uses. Ten come from the What’s The Damage Melbourne roofing cost guide, updated in October 2026, which says its prices include GST. The flashing and valley band comes from The Quote Yard’s Victorian roof repair estimates, published in June 2026. Where a band is shown per square metre, it means square metres of roof surface, which is larger than the floor area of the house because of the pitch and the eaves overhang.

Job Published band Source
Roof inspection with a written report $210 to $525 per visit What’s The Damage, Melbourne
Minor leak repair $260 to $840 What’s The Damage, Melbourne
Broken or cracked tile replacement $315 to $1,050 What’s The Damage, Melbourne
Flashing or valley repair $300 to $2,000 The Quote Yard, Victoria
Ridge capping re-bed and re-point, whole roof $840 to $3,675 What’s The Damage, Melbourne
Tile roof restoration, whole roof $4,200 to $11,550 What’s The Damage, Melbourne
Metal roof restoration, whole roof $3,150 to $7,900 What’s The Damage, Melbourne
Gutter replacement with downpipes, single-storey house $2,300 to $5,250 What’s The Damage, Melbourne
Re-roofing in Colorbond steel $84 to $190 per square metre What’s The Damage, Melbourne
Asbestos cement roof removal by a licensed removalist, new roof not included $52 to $135 per square metre What’s The Damage, Melbourne
Full roof replacement, single-storey home $14,700 to $31,500 What’s The Damage, Melbourne

None of these figures is a price offered through this site. Independent local roofers and roof plumbers inspect the roof and set their own prices, and how the referral works is explained on a separate page. A Warragul quote can land above or below a Melbourne band: travel, material delivery and how busy local trades are after a wet winter all play a part.

Why does one roof cost more than another?

The guides themselves name roof area, pitch, materials, the number of valleys, hips and penetrations, and what has to be stripped off first as the things that place a quote inside a band. On a real Warragul house these usually show up as:

  • Storeys and height. A second storey means scaffolding or edge protection, longer setup and more time lifting materials. The Melbourne guide puts a two-storey replacement well above the single-storey band for exactly that reason.
  • Pitch. A steep roof is slower and needs more fall protection. WorkSafe Victoria’s compliance code for preventing falls in housing construction covers falls both above and below 2 metres, so the safety setup is a real line in the price, not padding.
  • Access. A narrow side path, a glasshouse, a steep block or tanks along the wall all slow down getting materials on and off the roof.
  • Strip-off and disposal. Removing old tiles or iron, and paying for a skip or tip fees, sits inside most re-roof quotes.
  • What is found underneath. Rotten battens, rusted purlins or failed sarking only show once the covering comes off. Ask how each quote prices these before you sign.
  • Asbestos. If the house was built or renovated before 1990, the Victorian Asbestos Hub says it likely contains asbestos, and cement roof sheets, ridge capping and gutters are among the places it lists. Removal is a separate licensed job with its own band.
  • Distance. A provider based further out may add travel time for a job in Neerim South or Longwarry compared with central Warragul.

What should a roofing quote include?

A useful quote describes the work in enough detail that you could hand it to a second roofer and get a comparable price. Look for:

  1. The roof area or the length of ridge, gutter or flashing being priced.
  2. The material, colour and profile for anything new, and who supplies it.
  3. Strip-off, disposal and site clean-up.
  4. Scaffolding, edge protection or other access equipment.
  5. How unexpected rot, rust or broken tiles will be priced, ideally as a rate per batten length or per tile.
  6. Whether a plumbing compliance certificate will be issued, where the work needs one.
  7. Payment stages, the start window and the expected length of the job.
  8. GST, shown clearly.

If any of these are missing, ask for them in writing. You can also send a costing enquiry with the details listed at the bottom of this page so the provider can price the right scope from the start.

How do you compare two roofing quotes line by line?

Put the two quotes next to each other and check they price the same job before you look at the totals.

Check Quote A Quote B
Same roof area or lengths measured
Same material and profile
Strip-off and disposal included
Access equipment included
Rot or rust allowance stated
Compliance certificate mentioned for plumbing work
Licence or registration number shown
Payment stages and deposit

A cheaper quote often leaves out scaffolding, disposal or the allowance for damaged battens, and the difference comes back as a variation halfway through. A dearer one may include sarking, new valleys or new gutters that the other skipped. Ask each provider to explain any line you cannot match. Our roofer hiring checklist goes through the licence and contract checks in order.

Which rules can change the cost?

Three thresholds published by Victorian regulators affect paperwork, and sometimes price:

  • Plumbing compliance certificate. The Building and Plumbing Commission (BPC) says a licensed plumber must issue a compliance certificate where the total value of plumbing work, counting materials, labour and GST, exceeds 750 dollars. On a roof that covers metal roofing, flashings and the roof drainage system. Details are on the BPC compliance certificate page.
  • Written major domestic building contract. Consumer Affairs Victoria requires one in writing once domestic building work is worth over 10,000 dollars, unless the job involves just one listed trade, plumbing being one of them.
  • Home Warranty. For building contracts dated 1 July 2026 or later, the BPC’s Home Warranty scheme can cover eligible domestic jobs priced above 20,000 dollars. The registered builder pays the premium, and it is usually built into the contract price.

Whether a building permit is needed for a re-roof is a separate question, covered in our guide to roof replacement permits in Warragul.

What are the red flags in a roofing quote?

  • A total with no breakdown of area, material or access.
  • A large deposit asked for before any materials are ordered.
  • Pressure to sign on the day, often tied to a discount.
  • No licence or registration number, or a number that does not match the business name on the BPC register.
  • A door-knock offer after a storm from someone you did not contact.
  • A claim that a whole roof needs replacing, with no photos of the damage.
  • No mention of a compliance certificate on metal roofing, flashing or gutter work worth more than 750 dollars.

Is it cheaper to repair, restore or replace?

A spot repair is the smallest outlay, and a restoration sits in the middle, while a full replacement costs the most but resets the clock on the covering. Which one makes sense depends on the condition of the roof, and our guide to deciding whether to repair, restore or replace a Warragul roof works through it by symptom. For whole-roof work, the service pages for tile roof restoration and metal re-roofing explain what each job involves. If you are not sure what the roof needs, a paid roof inspection with a written report gives you something concrete to compare quotes against.

Next step: get a priced quote for your roof

To get a quote you can compare against the bands above, request a roofing price for your home and include:

  • your suburb or town, for example Warragul, Drouin or Trafalgar
  • the roof material (concrete tile, terracotta tile, corrugated iron, Colorbond or cement sheet)
  • the number of storeys and roughly how steep the roof is
  • what you want priced: a repair, a restoration, gutters or a full replacement
  • the year the house was built, if you know it
  • three or four photos of the roof and any damage, plus any inside stains

The more of this you provide, the closer the first quote will be to the final invoice.

Frequently asked questions

Are the roofing prices on this site quotes for my Warragul house?

No. They are published guide bands from 2026 Melbourne and Victorian cost guides, shown so you can tell whether a quote is in a normal range. The figure for your roof comes only from a provider who has seen it, because area, pitch, height and hidden damage all change the price.

Do the published roofing bands include GST?

The What's The Damage Melbourne guide states that its prices include GST. The Quote Yard flashing and valley band is described as a Victorian estimate. Ask every provider to show GST as its own line so two quotes can be compared on the same basis.

What does a price per square metre of roof mean?

It is measured on the sloping roof surface, including the eaves overhang. That area is larger than the floor plan of the house, and the steeper the roof, the bigger the difference. Ask the provider what area they measured so you can check it against another quote.

Why might a regional quote differ from a Melbourne guide price?

Travel time, delivery of sheets or tiles, tip fees and how much work local providers have on all affect a country price. Some jobs come in lower than a city band and some higher. The only reliable comparison is two or more written quotes for the same scope.

Should I pay a deposit before roofing materials arrive?

Agree the deposit and payment stages in writing before you sign. A modest deposit tied to ordering materials is common. Be wary of being asked for most of the price before anything is delivered or any work has started.
