Repair, restore or replace: deciding what your Warragul roof needs
Roof restoration or replacement in Warragul: which symptoms point to a spot repair, a restoration or a new roof, for tile and metal, with 2026 price bands.
If the damage is confined to one spot and the rest of the roof is sound, a repair is usually enough. If the covering is tired all over but the tiles or sheets are still solid, a restoration can buy it more years. Replacement makes sense when the covering itself has failed across large areas, for example rust holes through metal sheets, widespread cracked tiles, or rotten battens underneath. The cheapest way to find out which one you are dealing with is a close look at the roof by someone qualified to judge it, ideally with photos and a written report.
This page deals with an existing roof. If you have already decided to replace it and are choosing the new material, see our comparison of Colorbond and tile roofs.
What are the three options?
- Repair fixes a specific fault: a cracked tile, a lifted flashing, a loose ridge cap, a split in a valley. The rest of the roof is left alone. Our roof leak repairs service covers finding where water gets in.
- Restoration treats the whole covering without replacing it. On a tile roof that usually means cleaning, replacing broken tiles, re-bedding and re-pointing the ridge caps, and recoating. On a metal roof it means cleaning, treating rust and recoating the sheets.
- Replacement strips the old covering and installs a new one, often with new battens, sarking, flashings and gutters at the same time.
Which symptoms point to which option?
| Symptom | Tile roof | Metal roof |
|---|---|---|
| One leak after heavy rain, rest of roof looks fine | Repair | Repair |
| A few cracked or slipped tiles | Repair | n/a |
| Ridge pointing cracked along most ridges | Restoration, or a ridge re-bed on its own | n/a |
| Faded, porous surface with moss or lichen everywhere | Restoration | Restoration if the steel is still sound |
| Surface rust in patches, no holes | n/a | Restoration |
| Rust holes through sheets, or sheets crumbling at laps | n/a | Replacement |
| Many tiles cracking when walked on, or tiles crumbling | Replacement | n/a |
| Sagging roof line or soft battens | Replacement after a structural check | Replacement after a structural check |
| Repeated leaks in different places every winter | Inspection first, often restoration or replacement | Inspection first, often replacement |
| Roof sheets may be asbestos cement | Licensed asbestos assessment first | Licensed asbestos assessment first |
The table is a starting guide. Two roofs with the same visible symptom can need different work once someone checks the battens, the sarking and the fixings.
What does each option cost?
For Melbourne, What’s The Damage lists these bands in its October 2026 update, with GST included:
| Option | Published band |
|---|---|
| Minor leak repair | $260 to $840 |
| Tile roof restoration, whole roof | $4,200 to $11,550 |
| Metal roof restoration, whole roof | $3,150 to $7,900 |
| Full roof replacement, single-storey home | $14,700 to $31,500 |
These are Melbourne figures, not quotes, and a Warragul price depends on the roof’s size, pitch, storeys and access, and on what is found once work starts. The full set of bands, including ridge work, gutters and asbestos removal, is on our Warragul roofing cost guide.
The gap between the bands is the reason to get the diagnosis right. Restoring a roof that really needed replacing can mean paying twice. Replacing a roof that only needed a ridge re-bed is money spent too early.
When is a written inspection worth paying for?
If you are unsure, or two providers disagree, pay for a written roof inspection before you commit. The same Melbourne guide puts an inspection with a written report at $210 to $525 per visit. A useful report includes photos of each problem area, the condition of the covering, flashings, valleys and gutters, any rot or rust found, and a recommendation with reasons. You can then hand the report to more than one provider so their quotes cover the same scope. Our roof inspections service page explains what to ask for.
How does the decision differ for tile and metal roofs?
Tile roofs. Concrete and terracotta tiles can last a long time, and the weak points are usually the ridge bedding and pointing, the valleys and the flashings rather than the tiles. A tile roof restoration that addresses those can be a sensible choice if most tiles are sound. If tiles are crumbling or cracking widely, restoration only delays the replacement. Under Victorian rules, laying or repairing a tile covering is not plumbing work, but the valleys, flashings and gutters on that roof are.
Metal roofs. The question is the steel itself. Surface rust that has not eaten through can often be treated and recoated. Once sheets are holed or the laps are rusting through, a recoat will not seal them, and the answer is replacement, covered on our metal re-roofing service page. Under Part 4 of the Plumbing Regulations 2018, work on metal roof coverings is roofing stormwater plumbing, as the Building and Plumbing Commission’s roofing stormwater work page explains, so a licensed roof plumber does it. The class excludes cleaning and painting on their own, so a recoat with no repairs is not plumbing, but replacing sheets or flashings is.
What about asbestos on an older roof?
The Victorian Asbestos Hub says homes built or renovated before 1990 likely contain asbestos, and lists corrugated roof sheets, ridge capping, guttering, downpipes and eaves among the places it is found. If your house falls in that age bracket, treat the roof as suspect until it is checked. If your roof is cement sheet, or you are not sure, do not pressure-clean, cut, drill or walk on it. Have it assessed, and if it is asbestos, a licensed removalist takes it off before the new roof goes on. Restoration of an asbestos cement roof is not something a careful provider will offer.
What will a careful provider check before advising?
- The covering across the whole roof, not only the spot that leaks.
- Ridge and hip capping, bedding and pointing.
- Valleys, flashings at walls and chimneys, and seals around flues and vents.
- Gutters and downpipes, since overflowing gutters can push water back under the covering.
- Battens and sarking, from inside the roof space where access allows.
- The age of the house and any sign of asbestos.
A provider who recommends replacement without going on the roof or into the roof space, or who will restore a roof with holed sheets, is skipping the part of the job that matters most.
Why does West Gippsland weather matter here?
Warragul averages about 1,000 mm of rain a year spread across roughly 150 rain days, based on the long-term Bureau of Meteorology record summarised on Wikipedia’s Warragul page. A roof here spends much of the year wet, so moss, lichen and blocked valleys build up faster than on a drier roof, and a small fault gets plenty of chances to leak. That favours dealing with ridge, valley and gutter issues early, before water damages battens and ceilings and turns a repair into a replacement.
The providers who respond to an enquiry through this site are independent local businesses that inspect the roof and quote for themselves; see how the referral works. When you know what you are looking at, you can ask for advice on repair, restoration or replacement with the details below.
Next step: describe your roof so a provider can recommend an option
To get a recommendation and a price for the right option, request a repair, restore or replace assessment and include:
- your town or suburb
- what the roof is made of, such as tiles, old iron, newer steel sheet or fibre cement
- the approximate age of the house and the roof
- what you have noticed: leaks, cracked tiles, rust, moss, sagging or loose capping
- whether you already have an inspection report or another quote
- photos of the whole roof from the ground and close-ups of each problem area, plus any ceiling stains
If you would prefer a written report before any quote, say so in the enquiry.
Frequently asked questions
- How do I know if my tile roof can be restored instead of replaced?
If most tiles are solid and the problems are ridge pointing, moss, a faded surface and the odd cracked tile, restoration is usually an option. If tiles crumble or crack widely when walked on, or the battens are rotten, replacement is the better spend.
- Can a rusty metal roof be painted to stop leaks?
Surface rust can often be treated and recoated, but paint will not seal holes or laps that have rusted through. Holed sheets need replacing, either in sections or across the whole roof, depending on how widespread the rust is.
- Is it worth getting a roof inspection before asking for quotes?
It helps when you are unsure what the roof needs or when providers disagree. A written report with photos gives every provider the same scope to price, which makes quotes easier to compare.
- Can part of a roof be replaced and the rest restored?
Yes, on some houses one face or an extension roof has failed while the rest is sound. Matching old and new materials can be tricky, so ask the provider how the finished roof will look and how the joins will be flashed.
- Should an asbestos cement roof be restored or replaced?
Asbestos cement should not be pressure-cleaned, cut or drilled. Have it assessed, and if it needs work, a licensed removalist takes it off before a new roof is installed. Ask any provider how they will handle it before you accept a quote.
